general notes about the ceiling

lath & plaster

the ceiling is lath & plaster. there are some holes in the lath, where it has rotted from water damage, or where it was damaged during installation of the drop ceiling, or where the sprinklers were cut in. missing lath can be replaced with drywall. otherwise, we'd like to clean loose plaster, and plaster over existing lath.

Another possibility is 1/4" drywall sheeting over the plaster & holes. This would be far less labor-intensive than removing the plaster or replastering.

Another possibility is a very subtle geometric design in thin drywall sheets, with additional drywall borders screwed on top. This could be done without removing the existing plaster.

proportions

probably 90% of the ceiling is fine, and just needs some smoothing & taping of cracks. 9% needs new coat of plaster. 1% needs lath-fixing or drywall patching.

ventilation system & lighting dependencies

the HVAC needs to be removed before the ceiling can be repaired. but the temporary lights are hanging from the HVAC. We need to stay open, so there should be some permanent lighting installed before the HVAC is removed. New minimal tube HVAC can be installed after wards.

staying open

the most important thing, is to stay open while this work is done. the tango center is only minimally occupied during the day, when construction work is done, and can be cleaned up, and lit, by the time the evening classes start.
